Joshua Laquis’ Virtual Tours TT is changing the real estate game with his innovative solution that harnesses the power of 3D mapping and drones to create an immersive experience for commercial and residential properties. His first foray into business was in 2015 with an aerial photography and videography business but in 2018, Virtual Tours TT was created to combine these with his new found passion in real estate.

“I saw that the risk of human interaction to show a property for rental or for sale suddenly became a lot higher in the last few months. Prior to this, I had done drone photography and videography for some properties but I wanted to find a way to help people who want to sell or rent or people looking to rent or buy properties to really get a full view of the space,” Laquis told Business Day. The 20-year-old then created a unique package that captures commercial or residential properties with a 360-degree 3D virtual camera which when paired with mapping technology can create multiple views including floor plan layouts and doll house views. A typical 3,000 square foot home can be scanned in about 60-90 minutes and the link to the 3D views can be accessed from any phone or computer, shared via social media, or embedded into any website.

But this is not a video of the property – the user has full control of where they walk through and what they want to explore. According to international realtor sites, listings with 3D walk-throughs get almost twice the views to a standard listing with photography or video alone and also sell faster. Couple this with covid19 concerns and 3D walk-throughs become a win for all in the industry and may become the increasing norm.

The idea originated somewhere in between Laquis’ personal interest in sky-diving and his increasing interest in real estate. “I’m passionate about adrenaline sports and being a skydiver I enjoyed seeing things from a different view. When I got into drone videography, I started posting local sites of interest from an aerial view and the response was incredible. When I extended that into real estate, I had clients who had lived in their home for years, decades, and of course had never seen it from any other angle, so Virtual Tours brings this all together offering a unique and different view,” he notes.

The company has also partnered with local real estate website, PropSnoop.com so that all work executed by Virtual Tours is also featured on that site for greater viewership. Clients can book with Virtual Tours, have the walk-through completed and shared to PropSnoop all in a couple hours – and reach thousands of potential customers shortly thereafter. This is a radical departure from the current real estate model and one that is perfectly primed for growth in a world that shies away from personal interaction in an industry that was built on it.
